KING GEORGE, Virginia (STPNS) -- Here’s a roundup of recent land use recommendations reviewed by the King George Planning Commission in the last two months.

HUNTING HILLS SUBDIVISION PRELIMINARY PLAT

The Planning Commission reviewed a request on Oct. 12 for a preliminary plat for Hunting Hills subdivision requested by Shirley Thompson to contain 16 residential lots on 43.5553 acres, with a total land area of 48.2694 acres. The site is located on Route 617 (Poplar Neck Road) and identified on Tax Map 26, Parcel 63, zoned Rural Agriculture (A-2), with a density of one dwelling per two acres. The project is to be served by private wells and septic systems. The Planning Commission unanimously voted to forward the case to the Board of Supervisors recommending approval.



EXCEPTION REQUEST BY MORGAN    

The Planning Commission reviewed a request on Oct. 12 for an exception to the requirement that a private access easement serving a Family Subdivision not serve more than two parcels. The exception was requested by Lawson V. Morgan.

Morgan desires to create a family subdivision on Tax Map 32, Parcel 85, located on Woodland Way (Route 669)  off Millbank Road (Route 631) and adjacent to Steppe Estates Subdivision.

Steppe Estates Subdivision is a 13-lot private road subdivision with each lot 10 acres or greater in size.

Morgan recently gave a 10-acre tract to his daughter and her husband (Tax Map 32, Parcel 85A).  That tract was divided under the provisions of a minor subdivision to allow them to immediately build a house on the property.

Morgan also wishes to give his son and another daughter each a 10-acre parcel of land.

Morgan inherited the property from his father and no division of the property has occurred where land was sold or given to members outside of the immediate family.  

The county has granted a couple of similar requests in the past and like the current request, only for family subdivisions. Approval of the request would follow and reinforce the precedent that has been set.

Access to the property is provided by Woodland Way.  Woodland Way (Route 669) becomes a private access easement at the point it enters the “Steppe Estates Subdivision.”

The Morgans’ easement through the Steppe property was granted prior to the development of the subdivision.  The Morgans were not involved in the development of Steppe Estates; however, they do pay into the homeowners’ road maintenance fund and help maintain the private portion of Woodland Way.

The proposed recipient of each parcel is eligible for family subdivision, per the definition of family member, King George County Subdivision Ordinance.

The Planning Commission unanimously voted to forward the case to the Board of Supervisors recommending approval.

POPCASTLE MANOR PRELIMINARY PLAT    

The Planning Commission reviewed a request on Sept. 14 for a preliminary plat for Popcastle Manor subdivision, requested by Shirley Thompson to contain 14 residential lots on 82.8959 acres, with a total land area of 84.6383 acres. The site is located on Route 1050 (Turkey Acres Road) and identified on Tax Map 22, Parcel 90, zoned Rural Agriculture (A-2), with a density of one dwelling per two acres. The project is to be served by private wells and septic systems. The Planning Commission unanimously voted to forward the case to the Board of Supervisors recommending approval.
